  2. Top-notch digital photography

    A beautiful home will practically sell itself--but only if serious buyers come to see it. Nothing can get buyers through the door of your home like fantastic pictures--and the more, the better. That's why The Harrisonburg Homes Team is serious about digital photography. We'll go out a second or even a third time to make sure we get the best photos of your home. (We've even been known to hire a photographer in some situations.)

  3. Premium advertising on Realtor.com

    Consider these two remarkable statistics:
    • Home buyers use the internet more than any other media when searching for a home--a whopping 71% report using the internet, compared to 41% for newspapers
    • Of all the time spent online by consumers searching for real estate, 75% is spent on Realtor.com
    This means that how your home is marketed on Realtor.com is critically important! All members of the National Association of Realtors receive basic property promotion on Realtor.com. (Very basic, as you will see.) However, premium advertising packages are offered at additional cost that allow the agent to upload additional photos, customize the property description, and make available a printable brochure. In fact, without an upgrade package, the listing agent's name and contact information do not even appear on the Realtor.com listing!

    The Harrisonburg Homes Team has also purchased "Featured Home" slots on Realtor.com. This is an advertising package that gives your home premium placement on the site. Featured homes on Realtor.com are viewed on average 20 times more often than homes without this advantage.
  4. Careful "Hot Sheet" management

    There are more than 400 licensed agents who are members of the Harrisonburg-Rockingham Association of Realtors. Collectively, these agents have the ear of most of the serious home buyers in the area. It is therefore crucial that your home is marketed not just to the public, but also to Realtors. The best and simplest way to do this is through the MLS (Multiple Listing Service).

    Most local agents access information on the MLS through a web site maintained by a third-party vendor. This web site has a section called "the Hot Sheet," which is where all the new listings are posted. New listings stay on the hot sheet for two days. A listed home gets more attention from the Realtor community during those first two days than at any other time.

    The Harrisonburg Homes Team works hard to maximize your exposure on the Hot Sheet. We always load our listings early in the morning between Mondays and Thursdays, so your home gets two full business days of exposure. (We would never enter a listing on a weekend day, since many agents do not go to the office or check their email.) Also, we make sure we have all the photos ready to upload at the same time we enter your listing, so any Realtor viewing the information on your home or sending the information to buyer clients will have the benefit of actually seeing what your home looks like!
  5. Professionally designed 4-color flyers

  6. HomeVoice Marketing System

    Your home will be assigned a unique local telephone number, which will be advertised on a sign in the front yard, as well as in the print advertising for your home. When callers dial the number, they will hear recorded information about your home -- 24 hours a day, 7 days a week. At the end of the recorded message, they can use their keypad to choose to hear the message again, connect directly to a member of The Harrisonburg Homes Team, or speak with an ERA Mortgage representative to get pre-qualified to purchase your home!
